Plumbing Jobs in Shops, Offices and Cafes
Small premises lean on a handful of fixtures: staff and customer toilets, hand basins, and the sink and taps in the tea room. Behind the lot sit the pipework and isolation valves that keep each one serviceable.
The faults we see most often are familiar ones:
- a toilet that keeps running or leaks at the pan, covered in detail on our toilet repairs page
- a tap that drips, or a mixer that will not shut off
- a leak under the tea room's sink or behind a basin
- supply pipes that have reached the end of their life
Each isolation valve on a supply line closes a single fixture off by itself, so one faulty loo rarely needs the whole shop shut down. Where several fixtures share a pipe run, the job gets planned around them instead.
Planning Plumbing Work Around Trading Hours
Before any job outside trading hours, you and our plumber settle four things. They cover access, the fixture or section to be isolated, which fixtures keep running, and when each returns to service.
The planning runs in that order:
Isolating a section of pipework takes out every fixture on that run, so the ones that matter most get priority in the plan. For faults that cannot wait, the emergency plumber page steps through what to do first.

Licences, Permits and Form 4 for Premises
Regulated work at a Queensland shop or office belongs to licensed plumbers and drainers. A plumbers licence is for plumbing work, and a drainers licence for drainage below ground level, each apart from tasks that carry a special endorsement.
The approvals break into three categories:
Permit work
needs a council permit before work starts. The plumber applies on Form 1, and the council inspects the job. Commercial renovations sit here, as does anything touching a trade waste system.
Notifiable work
needs no council permit, but the QBCC gets notified on a Form 4 after completion.
Minor work
still needs a QBCC licensee, though neither council approval nor a QBCC report applies.
State law also places a duty on premises owners to keep the plumbing and drainage in sound working order, so far as reasonably possible. Using properly licensed people keeps the work compliant with the codes and standards, and it spares the owner insurance trouble if the plumbing or drainage fails later.
You can check any of this yourself. The QBCC's online register lists a plumber's licence status and any Form 4 registered for your property.

How a Shop Job Differs From a Home Job
The fixtures are the same kinds a house has. What changes is the use: staff and customers call on them all day, and shutting off one pipe section kills each fixture on the line. Some shop jobs are also permit work where a home repair would not be.
The approvals categories above set out those differences. Where premises sit in the Brisbane City Council area, commercial permit applications use their own form, separate from the residential one.
The buildings differ too. Premises on the older grid near the station can sit above earthenware drains laid before PVC arrived, and those aged runs bring cracked sections and offset joints a shop repair has to allow for. Our leak detection page covers how a hidden fault in a supply line gets traced before any floor comes up.

Access, Fixtures and Paperwork Behind the Quote
The price of a shop job rests on five drivers:
The fixture or pipe involved
A tap swap and a buried supply repair are different jobs.
Access
A basin in the open costs less to reach than pipework behind a fitted tea room.
Fixture count
One staff toilet is a smaller job than three of them plus a customer loo.
Parts
What the fixtures need, and what the existing pipework allows.
The paperwork category
Permit work carries inspections; notifiable work carries a Form 4, which the contractor lodges and pays the fee on, and may pass that cost to the owner.
No dollar figure appears here, because the price is set by a fixed quote once we have seen the job. Flat-rate pricing and no hidden fees mean the quote is the price.

Commercial Plumbing Questions
Call (07) 3523 6484What is the difference between commercial and domestic plumbing?
The fixtures are much the same kinds, but staff and customers lean on them all day, and shutting off one section of pipe stops every fixture fed by it. Some shop jobs are also permit work, which a home repair rarely is. Regulated work needs licensed plumbers in both settings.
Can my shop stay open while a plumber works?
Yes, usually. A single toilet or basin can be isolated at its own valve, leaving the rest of the water on. If the fault sits on a shared pipe run, each fixture on that run goes off, and we plan the timing with you first.
What plumbing work at my Petrie shop needs a council permit?
Permit work includes renovating a commercial building and jobs on a trade waste system, and the permit comes before the work starts. Notifiable work instead needs a Form 4 lodged with the QBCC afterwards, and minor work needs neither. We confirm which category your job falls in.
How do I check a commercial plumber is licensed?
Search the QBCC's online register. It shows whether a plumber holds a current licence, and whether a Form 4 has been registered for your property, which helps when you are reviewing past work.
Who owns the water pipes at my shop in Petrie?
Unitywater looks after the public mains up to the water meter. The pipes and fittings from the meter inwards belong to you as the property owner, and repairs on that side are the owner's responsibility.
